Rental Terms and Conditions 

General
As Owners we want to ensure that your stay is an enjoyable one, and will try as far as possible to resolve any problems that may occur during your stay. Should you have any problems with your booking or during your holiday, please make sure you let us know as quickly as possible.
We do try to ensure that our property is suitable for your party, but the ultimate responsibility is yours – if you are unsure about any aspect of Sea Salt Cottage, please phone or email us for advice before finalising the booking.

Definitions
The cottage is 102 Blenheim Road, Deal, Kent CT14 7EY, I, we, us refer to the owners of the property – Natalie & Paul Groves You refers to any potential renter of the cottage.
Bookings

  • No booking is binding until confirmed by an email from us. Completing a booking indicates your acceptance of these terms & conditions.
  • Confirmed bookings are for the people named on your booking form and are not transferable; please communicate any changes in your party to the owners before you travel.
  • The number of people occupying the property must not exceed 4 and their names and ages, if under 18, must be disclosed in the booking form. Use of the property, facilities and grounds by anyone not named on the booking form, including day visitors, is not allowed/expressly forbidden without prior permission from the homeowners and may result in an additional charge or immediate termination of the contract.   • We reserve the right to refuse (without giving a reason) any booking we consider to be unsuitable for our property.
  • The cottage is strictly NO SMOKING/ VAPING etc, evidence of either may result in the termination of your stay (with no refunds) and the loss of your deposit to cover any additional cleaning costs.
  • Any excessive noise, nuisance or abusive behaviour towards the proprietor or neighbours, or illegal activity before or during the Licence to Occupy, will cause the proprietor to terminate the agreement without compensation or refund.
  • Period of rental commences at 3pm on day of arrival, and ends at 10am on day of departure. This is to allow time for the property to be intensively cleaned ready for the next booking, please make sure you adhere to these timings. For late departures fee will be charged from your damage deposit.
  • The maximum number of occupants in the cottage is 4 including infants. This occupancy level is to ensure the comfort of our guests. Exceeding the occupancy stated in your booking form may result in the termination of your holiday. Any extra charges incurred will be deducted from your damage deposit.
  • Please leave the cottage in the condition you found it in, a charge may be deducted from your deposit if the property requires additional cleaning or maintenance. Departure instructions are provided in the guest folder.
  • We strongly advise that you take out your own holiday insurance to cover you're booking.
  • Dogs - Maximum 2 small/medium dogs or 1 large dog. Any damage or additional cleaning costs to property and items within the property for any reason will be deducted from your deposit. A charge of £20 per dog is applicable at time of booking. A charge of £30 will be deducted from your deposit for any dog waste left on the premises at the time of departure. 

Pricing & payments

  • Rental costs - rental prices include all utilities, WiFi, bed linen, towels and end of stay cleaning. Prices are as shown online, but we reserve the right to correct any error.
  • Damages deposit – a £200 deposit is payable with your final payment, it will be returned to you, in full within 2 weeks of the end of your holiday if no deductions are communicated to you beforehand. Deductions may include charges for any damage, extra cleaning or late check out.
  • If you book more than 6 weeks before your stay you are asked to pay a non-refundable reservation deposit of 25% at that point. The balance of your rental cost plus the refundable deposit for damages is payable 6 weeks before the start of your holiday (failure to pay the balance at this point may result in the cancelation of your stay and the loss of your reservation deposit). If you are booking within 6 weeks of your arrival date, the full amount is payable immediately.

Cancellations & Other

  • If you have to cancel your holiday the following costs will apply. Up to 6 weeks in advance – the reservation deposit only, between 6 and 2 weeks in advance – 50% of the total rental charge and less than 2 weeks potentially 100%.
  • We will be happy to provide you with any invoice or documentation you may require to allow you to claim the cost back from your insurers.
  • In the unlikely event that we have to cancel your stay for reasons beyond our control our liability will be limited to a full refund of amounts you have paid to us for the relevant booking.

During your Stay

  • At the start of your stay check the “inventory of contents” list (you will find it in the folder). If anything is missing or broken please let us know.
  • During your stay please let us know about any problems (breakages, damages or issues with the utilities or electrical appliances) as quickly as possible. If you do we can try to arrange for repairs or replacement where possible.
  • Please be careful on the stairs, using the log fire, floor tiles, in the garden etc. 
  • We reserve the right to terminate your stay if you or members of your party are believed to be causing a nuisance to neighbours or are not treating our property with due respect. The person making the booking is responsible for the reasonable and decent behaviour of the party members. In the event that any of the party does not behave in a reasonable and decent manner then the Owners at their sole discretion may require some or all of the party to vacate the property immediately. In this event no refund will be made for the unused portion of the holiday.
  • We respect the right to your privacy whilst staying in the cottage but do reserve the right to enter the property should this be necessary to carry out any urgent repairs etc.
  • Disclaimer
  • We shall not be liable to you or any member of your party for any loss or damage to you or your property or vehicle however caused. We strongly advise holiday insurance which covers you for all accidents. We cannot be held responsible for conditions outside our control e.g. travel problems or restrictive weather, etc.
  • General
  • We need to process and store your personal details for our own administration and in line with GDPR regulations. We would also like to store and use your contact details for any future newsletters or property updates that we may provide. These will be on an infrequent basis. If you wish to stay on our database, please sign consent at the bottom of the booking form. If you wish to opt out in the future, please let us know at any time by email. Under no circumstances will we share your details with any other party or individual.
